ADU Before & After in Riverside, CA
Anyone can show you renderings of what an ADU might look like. We’d rather show you what actually happened on real Riverside lots. From cramped garages turned into rental-ready studios to bare backyards now holding two-bedroom homes, these transformations tell the story better than any brochure. Here’s what our crews have done for homeowners across Riverside, La Sierra, Canyon Crest, and the Wood Streets.
Recent Transformations

Detached Garage Conversion to One-Bedroom ADU in the Wood Streets
The problem: a 1940s single-car garage with a rotted sill plate, no insulation, and a floor that sloped two inches toward the alley. The homeowner wanted rental income but worried the historic district overlay would stall the project. What we did: lifted the structure to replace the foundation stem wall, reframed the interior for a bedroom and full bath, and ran new electrical service from the main panel. The result: a permitted one-bedroom unit with its own address, renting for $1,800 a month within 60 days of the final inspection. We pulled every permit and passed every inspection on the first visit.
Backyard Ground-Up ADU in La Sierra
The problem: a flat, underused backyard with a dying lawn and a homeowner who wanted space for aging parents without the cost of a full addition to the main house. What we did: graded the lot for drainage, poured a post-tension slab, and framed a two-bedroom unit with a separate entrance facing the side yard. The result: parents moved in six months after the first site visit, and the porch has become the family’s favorite evening spot. Total build cost came in $4,700 under the written price we gave at the start because we hit no surprises that triggered a change order.
Prefab ADU Placement in Canyon Crest
The problem: a steeply sloped lot that ruled out traditional stick framing without major retaining wall work. The homeowner had already chosen a prefab unit but couldn’t find a Riverside contractor willing to do the site work and coordinate the crane placement. What we did: engineered a stepped foundation pad, brought in a crane for a two-hour placement window, and connected water, sewer, and a new 100-amp subpanel to the unit. The result: a studio that was tenant-ready nine weeks after permits were issued. We know the Mighty Buildings panel system well enough that the manufacturer’s field rep didn’t need to fly out for the install.
JADU Conversion Inside an Existing Home in Arlington
The problem: an oversized floor plan with two rooms the owners never used, and no clear path to add rental income without building new. What we did: framed a new wall separating the JADU from the main living area, added a kitchenette with a two-burner cooktop and compact refrigerator, and converted a half bath into a full bath with a walk-in shower. The result: a JADU with its own exterior door that rents for $1,400 a month, and the homeowners still have 2,100 sq ft of living space. No addition needed. The written price we gave before demo day was the exact price on the final invoice.
Garage Conversion with Bathroom Addition in Mission Grove
The problem: an attached garage that had become a storage dump, plus a college-age child moving back home who needed true independence. What we did: removed the garage door and framed in a proper exterior wall and entry door, roughed in plumbing for a full bathroom on a new slab section, and insulated the entire envelope to meet Riverside’s Title 24 energy standards. The result: a studio that doesn’t feel like a garage conversion. The ceiling height stays true, the mini-split keeps it cool through Riverside summers, and there’s a small patio where the driveway used to meet the house. Permits pulled by us, inspections passed, written guarantee included.
Backyard ADU Above a New Detached Garage in Orangecrest
The problem: the homeowners needed to replace a failing garage anyway, and the lot was too narrow for a separate ground-up ADU. What we did: designed a single two-story structure that gave them a proper garage with a workshop alcove and a one-bedroom apartment upstairs with a private stairwell along the side. The result: one foundation, one roof, two uses. The ADU rents for $1,950, the garage stores their boat, and the whole thing sits on a footprint only slightly larger than the original garage. This is the smartest use of air rights we see in Riverside, and it cost less than building the two structures separately.
